We are a planning website, not a contractor
Midwest Roof Calculators publishes calculators and guides to help Ohio and Michigan property owners prepare for conversations with contractors. We do not install roofs, gutters, siding or windows. We do not inspect property, and we do not lend money. Nothing here is a bid or a guarantee.
Every number depends on your inputs
Roof area, squares, bundles, footage, panel counts and payments are arithmetic based on what you type and the assumptions listed next to each result. A wrong measurement, pitch or product coverage gives a wrong answer. Estimates from house size or footprint are rougher than a measured roof report. Buy materials from a contractor's or supplier's takeoff, not from our numbers alone.
Price ranges are our setting, not the market
- Residential shingle and exterior ranges are provisional planning settings we chose from published cost guides. They are not an average of those guides and not a survey of local contractors.
- They exclude conditions that often raise the price: rotted decking or sheathing, extra layers, steep or tall roofs, access problems, code upgrades, lead-safe work practices on pre-1978 homes, custom products and permits.
- Commercial roof ranges (inspection, maintenance, coating and replacement) are per-square-foot planning settings. They assume a roof that qualifies for the path shown. Wet insulation, deck damage, tapered insulation, drainage changes, code-required insulation upgrades and specialty warranties can raise real bids a lot.
- Savings, life-extension and present-value figures are what-if results from assumptions you control. They are not predictions or guaranteed returns.
- Repairs, chimney work and non-shingle residential roofing get no dollar figure at all, because the scope varies too much to set one responsibly.
- Prices change with season, storms, material costs and demand. A range that fits today may not fit next year.
Code, permit and warranty notes are general
Where a guide mentions a model code (such as the International Residential Code), OSHA, EPA or a manufacturer, it is summarizing a general rule. Ohio and Michigan communities adopt and amend codes differently, and manufacturers change their warranty terms. Your local building department and the product's current written warranty are the final word.
Insurance and storm damage
We cannot tell you whether damage is covered, what a claim is worth, or whether to file. Coverage decisions belong to your insurer under your policy. Be cautious with anyone who offers to waive a deductible or who pressures you to sign right after a storm.
Financing
The financing calculator only runs the payment formula on the rate and term you enter. It is not a loan offer, pre-qualification or rate quote. Deferred-interest promotions can add back interest from the first day. Read every lender disclosure.
Research and permit data
Permit counts on our research pages are provisional, rule-based classifications of public records. Permit valuations are what applicants reported for fee purposes, not installed prices, and we do not use them as prices.

Stock photos are for illustration and do not show our work or any specific contractor's work. Links to codes, manufacturers and agencies are provided for your own review. We don't control those sites, and their content can change.
No endorsements
We do not publish reviews, ratings, certifications or contractor endorsements. Any contractor you hire is your choice. Check their license where required, their insurance certificate and their written warranty before you sign.
