Last updated 2026-09-27. Midwest Roof Calculators is a website operated by Jonathan Blake LLC, doing business as "The Lead Venture", 6545 Market Ave. North, Ste 100, Canton, OH 44721. These terms are between you and Jonathan Blake LLC d/b/a The Lead Venture.

1. Agreement

By using midwestroofcalculators.com (the "site"), its calculators, guides and request forms, or our text-message program, you agree to these terms and to our privacy policy. If you do not agree, do not use the site. You must be at least 18 to send a request or sign up for texts.

2. Planning information only, not professional advice

Everything on this site is general planning information. It is not:

a bid, quote, estimate of record, contract or offer to perform work;
a roof, property or safety inspection;
an engineering, structural or architectural opinion, or a moisture survey;
a building-code, permit or zoning determination;
a manufacturer or workmanship warranty determination;
insurance, claims, legal, tax or financial advice;
a loan offer or credit decision.

We are not a roofing contractor or a lender, and using the site does not create a contractor-client or advisory relationship. Results depend entirely on what you enter and on the assumptions shown with each result. Hidden conditions such as deck damage, wet insulation, extra layers, rot, flashing defects, drainage problems, lead paint or code requirements can change the scope and price a lot. Always get a written proposal from a licensed, insured contractor after an on-site inspection, and check code questions with your local building department.

3. Price ranges

Any dollar range on this site is a provisional planning setting chosen by us for early budgeting. It is not a market average, not observed local pricing, not a quote, and not a promise that work can be done for that amount. Each range lists what it assumes and what it leaves out. Actual prices from contractors may be higher or lower. The financing calculator is arithmetic only. It uses the rate and term you enter and does not reflect any lender's terms, fees or approval.

4. Safety

Do not climb onto a roof, ladder or other high place to measure or take photos. Use ground-level measurements, plans or a measurement report. If there is an emergency, such as fire, a structural collapse, a gas smell or electrical danger, leave the building and call 911.

5. Requests you send

You agree that what you send is accurate to the best of your knowledge and that you have the right to share it, including photos. Don't send anyone else's personal information without their permission, and don't send sensitive information such as Social Security, bank or insurance policy numbers. Sending a request does not guarantee a response, an appointment, a contractor or any price.

6. SMS program terms

Program: Midwest Roof Calculators text messages. With your consent, we send two kinds of texts, each chosen with its own optional box on our request form:

Request updates: follow-up questions, scheduling and appointment reminders about a request you sent.
Marketing: seasonal roof and exterior tips and offers.

Consent: you opt in by checking a text-message box and submitting the form. Consent is not a condition of any purchase or service.
Frequency: message frequency varies.
Cost: message and data rates may apply. Check your mobile plan.
Opt out: reply STOP to any message to cancel. We'll send one final message confirming you are unsubscribed, and then no more texts unless you opt in again. You can also email privacy@midwestroofcalculators.com.
Help: reply HELP to any message, or contact privacy@midwestroofcalculators.com or call us.
Carriers: mobile carriers are not liable for delayed or undelivered messages.
Your number: only opt in with a mobile number you own or are authorized to use. If you change or give up that number, reply STOP first or tell us.
Privacy: we never share your mobile number or text-message consent with third parties or affiliates for their marketing. See our privacy policy.

7. Contractors and third parties

If you check the optional partner-sharing box, we may pass the details described in our privacy policy to an independent contractor. Contractors are not our employees or agents. We do not guarantee their work, prices, licensing, insurance or availability. Check them yourself before hiring anyone. Links to other websites are for convenience. We are not responsible for their content or practices.

8. Our content

The site's text, tools, code, design and graphics belong to Jonathan Blake LLC d/b/a The Lead Venture or its licensors. You may use the site for your own non-commercial planning. You may print or save your results. Do not copy, republish, scrape or resell the site or its content without written permission. Photos from Unsplash are used under the Unsplash License and credited on the page.

9. Acceptable use

Do not misuse the site. That includes sending spam or fake requests, trying to get into admin areas or other people's data, overloading or scraping the site, or using it to break the law.

10. No warranties

The site is provided "as is" and "as available". To the fullest extent the law allows, we disclaim all warranties, express or implied, including accuracy, completeness, fitness for a particular purpose and non-infringement. We do not warrant that the site will be uninterrupted or error-free, or that any result, range or guide is correct for your property.

11. Limitation of liability

To the fullest extent the law allows, Jonathan Blake LLC d/b/a The Lead Venture and its owners, employees and contractors are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, savings or data, arising from your use of the site, its results or any contractor you choose to hire. Our total liability for any claim relating to the site is limited to one hundred U.S. dollars (US$100). Some states do not allow certain limits, so some of these may not apply to you.

12. Indemnity

You agree to defend and hold harmless Jonathan Blake LLC d/b/a The Lead Venture from claims arising from your misuse of the site or your breach of these terms.

13. Governing law

These terms are governed by the laws of the State of Ohio and applicable U.S. federal law, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Ohio, unless the law requires otherwise.

14. Changes

We may update these terms. The date above shows the latest version. Using the site after a change means you accept the updated terms. Changes to the SMS program terms do not remove your right to reply STOP.
