Comparing roofing quotes in Ohio and Michigan
Quotes only compare fairly when they price the same roof. Start with the roof size: bids for the same house should land within a few squares of each other. If one is far off, ask how each contractor measured, whether they included the garage and porch roofs, and what waste percentage they used.
Then look at what our winters demand. Ice-and-water membrane at the eaves, and ideally in valleys, is the main defense against ice-dam leaks from Toledo to metro Detroit. Ask whether flashing at chimneys and walls is replaced or reused, and whether the quote balances soffit intake with ridge or roof exhaust ventilation.
Hidden deck damage is the most common surprise after tear-off, so a per-sheet decking price protects you. Permits are required for roof replacement in most cities we cover; see each city's rules on our city roofing guides. In Michigan, confirm the contractor's state license. In Ohio, check whether your city requires contractor registration. Always get certificates of liability and workers' compensation insurance.
Price per square is only useful once the scope matches. A lower bid that skips ice barrier, reuses flashing or leaves out the permit often costs more later. Frequently asked questions
How many roofing quotes should I get in Ohio or Michigan?
Three written quotes on the same scope is a common rule. Two can work if both are detailed. What matters most is that each quote prices the same roof size, tear-off, ice barrier, flashing and warranty so you can compare them.
Why do my quotes show different roof sizes?
Contractors measure differently: some use aerial reports, some tape measure, and some include garages, porches or a different waste percentage. Ask each one how they measured and what the number includes before you compare prices.
What is a fair decking price per sheet?
It varies by contractor, sheet type and access, so we do not set one. The point is to get a written per-sheet price before work starts, so any rotten decking found after tear-off is billed predictably.
Is my quote information private?
Yes. What you type stays in your browser unless you choose to share it. If you share, only the ZIP code, roof size, scope choices, amounts and outcome are sent, never names, contractor names or addresses, and you can delete it from this page.
