When to inspect in Ohio and Michigan
Inspect in spring after snow melt, when winter damage is fresh, and in fall before the first freeze, when drains and flashings can still be fixed. Add a check after any major wind or hail storm.

Frequently asked questions
Is this a roof inspection?
No. It organizes what you already know into a summary marked user-reported. A qualified professional still needs to walk the roof.
Why split the roof into zones?
Sections often differ in system, age, height and drainage. Zones let an inspector see where problems cluster and let you budget by section.
What does screening attention mean?
It only sorts what you reported, such as frequent leaks or ponding, so the most pressing zones are looked at first. It is not a condition rating.
Should I add photos?
Yes, if you have them. Photos from the roof hatch, the ground or the interior help a contractor prepare. They are stored privately.
