Read this first. The ranges in the “Our planning range” column are our own provisional settings for early budgeting. They are not an average of the guides below, not a survey of local contractors, and not a quote. Each published figure is shown as its publisher stated it. We don’t blend them together, because they measure different scopes in different years.

Contractors price exterior work by a unit you can measure yourself from the ground:

Why is our gutter range set at the Ohio and Michigan city figures rather than the lower national ones? Snow and ice put real weight on gutters here, so we assume tighter hanger spacing and sturdier gauge than the cheapest national installs. Our siding range sits in the upper half of the national figures because it includes removing one layer of old siding, house wrap and standard trim, which the lowest published numbers often leave out. Our fascia wrap range falls between the wrap-only and full-replacement figures, because installers often find some board repair once the old gutters come off. It has the thinnest evidence of any row, so treat it with the most caution.
Worked examples
These use the same arithmetic as our calculators, rounded to the nearest $100:
- 150 ft of seamless gutters: 150 × $8 to 150 × $15 = $1,200–$2,300
- 20 squares of vinyl siding (a modest two-story house after deducting openings): 20 × $600 to 20 × $1,200 = $12,000–$24,000
- 180 ft of fascia wrap: 180 × $5 to 180 × $12 = $900–$2,200
- 180 sq ft of soffit (180 ft of eave at 12 in deep): 180 × $5 to 180 × $11 = $900–$2,000
- 12 standard double-hung windows: 12 × $600 to 12 × $1,200 = $7,200–$14,400

What pushes Ohio and Michigan quotes higher
Rot behind the old material. Freeze-thaw winters and ice dams drive water into fascia boards, rafter tails and wall sheathing. Wrapping or re-siding over rot hides it without fixing it. Ask every contractor how they will check for rot and what they charge per board or per sheet to replace it, so a surprise doesn’t become a change order.
Lead paint on older homes. Many Ohio and Michigan houses were built before 1978. On those homes, disturbing painted trim, siding or window frames falls under the EPA Renovation, Repair and Painting rule, which requires a certified firm and lead-safe work practices. That adds cost, and it’s not optional. Ask to see the firm’s certification.
Height and access. Two- and three-story walls, steep lots, decks and landscaping near the house slow a crew down. Many ranges quietly assume a one-story, easy-access house.
Upgrades that change the product. Insulated or thicker siding, oversized gutters, leaf guards, custom colors, full-frame windows (instead of inserts), specialty shapes and triple-pane glass all fall outside our base ranges.
Permits and code. Many communities require a permit for siding or window replacement, and some bedroom windows must meet egress rules. Check with your building department, and ask whether the permit fee is in the quote.
Timing. Spring after a hard winter and the weeks after a big storm are busy. Late-fall installs can run into cold-weather limits for sealants and vinyl.
How to use these numbers
- Measure from the ground with our calculators and write down the quantity, not just the dollars.
- Use the planning range to decide whether the project fits your budget this year.
- Get at least three written quotes that each state the same quantity and scope, then compare them line by line.
- Ask each contractor what their price includes for rot repair, disposal, permits and cleanup.
If a quote is far above or below the range, that isn’t automatically good or bad. Ask the contractor to explain what’s different.

Why are your ranges different from national cost websites?
National sites average many markets and often leave out tear-off, trim or repairs. We set our planning ranges after reading those figures and choose a band that includes typical removal and trim work, and we say exactly what each range includes and excludes.
Do these prices include removing the old material?
Our siding range assumes removing one layer of old siding. Gutter ranges include removing old gutters. Rot repair, extra layers and lead-safe work are not included.
Is exterior work cheaper in winter?
Some contractors have more openings in late fall and winter, but cold weather limits some sealants, caulks and vinyl work. Ask about scheduling and any cold-weather requirements for the products they use.
