Metal roofs are two very different products that share a name. Know which one a proposal describes before you compare prices.
Standing seam
Standing-seam panels run from eave to ridge. The fasteners are hidden under raised seams or held by clips that let the metal expand and contract. Fewer exposed holes means fewer places for water to get in. Panel profile, seam height, metal gauge, coating and clip system all vary by manufacturer.
Exposed-fastener panels
Exposed-fastener (through-fastened) panels are screwed straight through the metal into the deck or purlins. They cost less to make and install. The rubber washers on the screws age, and fasteners can back out as the panels move with temperature. On commercial buildings, many “metal roof restoration” projects start with fastener replacement, seam sealing and rust treatment.
How long does it last?
An industry study by the Metal Construction Association looked at unpainted aluminum-zinc coated standing-seam roofs. It reported service lives well beyond 60 years under the conditions studied. That result covers that product and exposure. Painted panels, other coatings, exposed fasteners, coastal air and poor detailing all change the picture. A manufacturer’s finish warranty is not a service-life promise.
What to confirm in writing
- Panel type, gauge, profile and finish, with the manufacturer’s product name.
- Underlayment. Metal roofs in cold climates still need the underlayment and ice-barrier details the adopted code and manufacturer require.
- Trim: ridge, hip, valley, eave, rake and wall flashings, plus closures and snow retention where needed.
- Whether panels go over the existing roof or on a stripped deck, and why.
- The installer’s experience with the specific panel system.
Snow and ice
Metal sheds snow readily. That can be a benefit, but sliding snow can damage gutters, lower roofs and whatever sits below. Ask about snow guards over entrances, walkways and lower roofs.
Commercial metal roofs and coatings
A coating is sometimes considered for an aging exposed-fastener roof. Widespread through-rust, failed fasteners or damaged panels usually mean repair design or replacement first. Our coating feasibility check screens for these stop conditions.

Is a metal roof noisy in the rain?
Over a solid deck with underlayment and an insulated attic, most homeowners find it only somewhat louder than shingles. Metal over open framing, like on a pole barn, is much louder.
Can metal roofing go over shingles?
Some systems allow it, with battens or a specific underlayment, if the code and the manufacturer permit it and the existing roof is sound. A tear-off lets the deck be inspected and repaired.
Do metal roofs need snow guards?
Snow slides off metal in sheets. Snow guards are often recommended above entrances, walkways, driveways, decks and lower roofs so it releases gradually.
Will a metal roof rust?
Modern panels have metallic and paint coatings that resist corrosion, but cut edges, scratches and fasteners are weak points. On exposed-fastener roofs, the rubber washers on the screws age and often need attention before the panels do.
