A roof coating is a fluid-applied membrane rolled or sprayed over an existing roof. On the right roof it adds years of life for much less than a tear-off. On the wrong roof it seals water in and fails early. Choosing the type is the second question. The first is whether the roof qualifies at all.
Does the roof qualify?
A coating is a candidate only when:
- The insulation is mostly dry, confirmed by a moisture survey with cores. Wet areas are cut out and replaced first.
- The deck is sound.
- The existing membrane or metal is intact enough to bond to, after repairs.
- Drainage is adequate, or ponding areas are addressed.
- The manufacturer approves the substrate for the warranty you want.

What a coating project actually includes
- Cleaning. Power washing and removing dirt, chalking and biological growth.
- Repairs. Seams, flashings, blisters, splits and wet areas cut out and replaced.
- Primer where the substrate calls for it, plus an adhesion test.
- Reinforcement at seams, penetrations and transitions, often with fabric or mastic.
- Coating at the thickness the warranty requires, verified by mil gauge or gallons per square.
- Final inspection and, for warranted systems, manufacturer inspection.

Warranty length follows thickness and product. Which roof coating is best for Ohio and Michigan?
It depends on the roof. Silicone is commonly chosen for roofs with some ponding. Acrylic is common on well-drained roofs and metal. Polyurethane is tougher against foot traffic and impact. The manufacturer's approval for your specific substrate matters more than the category.
How long does a roof coating last?

Can a coating be applied in cold weather?
